01 -OUR FIRST MEETING

Our first step takes about 30 minutes—we will meet and tour the property so that we can set expectations. This is a good opportunity for us to become acquainted with you and your home.

04 - THE SIGN

Soon after you decide to sell with me, I will order and install a “For Sale” sign on your property, which always has a fresh and attractive look. I also offer a smaller version for apartments and condominiums.

02 - GETTING YOUR HOUSE READY

I will help you figure out what projects need to be done to your house to get it ready—renovations, painting, staging, etc. I have connections to services that can help you with these projects, so don’t worry.

05 - MLS LISTINGS

I will list on many different media outlets as soon as the web listing is ready to go. It typically takes 1-2 days for your listing to appear on most real estate sites, but it will show up instantly on Paragon for realtors.

03 - MY MARKETING TEAM

When your home is ready to show, about a week before it goes live, my marketing team will take pictures and videos and measure your home for 3D floorplans to begin designing a strategic marketing plan for your home.

06 -ON THE MARKET

As soon as we’ve gone live, I will send you an email that includes the links to the listings. At this time, you can review the information and let me know if you have any suggestions or corrections to the listings.

With/Without

Why Should
We Work Together?

  • Dolores Victoria, BC

I've used several Realtors in Victoria and I thought, selling one of my revenue properties on my own would be easy. I tried selling my half duplex on my own and had no success. Ian called my add and made a few suggestions - Ian sold it for much more within 46 days. I have and will continue to use and refer Ian to everyone I know!

  • Ken Victoria, BC

We have relocated between cities and as a result, in the last 8 years, we have dealt with 3 agents both buying and selling homes. Most recently we had a great experience with Ian Jules. In the market, this was a tough time to sell a house, but Ian managed to work with us to get our home sold fast (2 1/2 weeks) at a price that within 1.3% of our ask. Despite a difficult negotiation process, Ian keep the conversations going. Lastly, Ian was able to overcome the shortcomings of the other agent. Ian was very detail oriented, and ensured that our home sold without a hitch. Ian did a great job, I wish he was in the market we were moving into, as we would definitely hire him again. We would recommend him to anyone in the market. Great work!

  • Kim Victoria, BC

Ian works for his clients, not for his own interests. He goes over and above the 'call of duty' to make sure his client gets the best service and has the best experience in buying or selling a home. I would recommend Jules Property Group to any of my friends or family members. Hands down, he's the best realtor I've ever dealt with.

Have a Question?

Frequently
Asked Questions

1HOW MUCH IS MY HOME WORTH?
Market conditions and the state of the real estate market will play a big role in the price you put on your house. Because of the continually changing real estate market, property values fluctuate as the market goes up and down. It is important to research and understand the comparable sales (similar sold listings) in your area when you determine the value of your home.
2WHEN SHOULD I LIST MY HOUSE FOR SALE?
Supply and demand and other economic factors are important things to consider when you decide to sell your home. However, the time of year—start of school, holidays, etc—that you choose to sell your house matters as well and will ultimately affect your home’s sales price. There are many other factors to consider that may only apply to your area, which is why having a good realtor can help you in your decision.
3WHAT IS AN APPRAISAL?
An appraisal is a report that details an opinion or estimation of value written by a qualified individual. In the case of real estate, an appraisal is an estimate of a home’s value based on an expert’s evaluation of the property as well as the surrounding area. It is required in order to qualify for a mortgage from a bank.
4AM I ALLOWED TO CHANGE BUYERS IF I GET A BETTER OFFER LATER?
A purchase offer is considered a legal contract, and so a buyer may potentially seek legal action against you if you choose to back out of a deal. Therefore, it would not be wise to back out of one contract for another. This is why it is important to carefully consider an offer from a buyer before you accept it.
5WHAT DO YOU MEAN BY COMPARABLES AND COMPS?
When your agent is helping you decide on a sales price or an appraiser is determining a home’s value, they often consider comparables and comps. These are properties similar—in size, local, and features—to yours that have recently sold. Comparables and comps are very important factors in figuring a good sales price.
6DO I REALLY NEED A REAL ESTATE AGENT?
More than just salesmen, real estate agents represent you by offering advice and support in your efforts to buy or sell a home. The information in listings is often inaccurate because the market is constantly changing, and an agent can provide you with up-to-date details. A buyer’s agent helps buyers understand offer terms and pricing, and they guide them in their negotiations.
