06 - OFFER IS ACCEPTED

We now have a week to 10 days to remove subjects. During this time we help you organize inspection, read through all the strata docs, and help your mortgage broker get everything they need to get you a full mortgage approval.

02 - GET PRE-APPROVED FOR A MORTGAGE

This is a very important step that needs to happen before you start shopping for houses. You definitely don’t want to find your dream home only to find out you can’t afford it. That’s just no fun. Below is Reza Sabour our go to mortgage specialist that we know and trust to handle any deal that comes his way. Make sure you let him know the Macnab’s sent you and he’ll take care of the rest! Contact us for more options.

07 - SUBJECTS ARE REMOVED (DONE DEAL)

Congrats !!! You have done all your due diligence and are happy moving forward with the purchase. You sign a subject removal addendum and get a deposit cheque (usually 5% of the purchase price) and BAM !! We technically have ourselves a done deal.

03 - MAKE A WISH LIST

There are a ton of factors to consider when making your list and the priority of that list changes as you see properties in person. Our goal is to find you something that gets you a 7 out of 10. Not because 10 out of 10’s just don’t exist…..They are like unicorns. Because one of those 10 is price.

08 - PICK A LAWYER

You’ll need to pick a real estate lawyer to make the deal legit. Don’t worry we have some solid lawyers/notaries we can refer you. Usually it costs around $800-$1000 depending on your mortgage situation. We organize delivery off all the documents to the lawyers. All you need to do is show up on a specified day and sign a bunch of papers.

04 -START THE HUNT

Once you decide on your search criteria, we set up a search and start sending you properties that match your criteria. One of the benefits of working with an agent, is you get notified 2 or 3 days before the public when a matching property hits the market. Once you come across a listing or two you want to see in person, you simply let us know and we organize the showings for you. It’s now time to hit the streets.

09 - ORGANIZE THE MOVE

During the next coming months you’ll need to organize movers (We have hook-ups for you), call and book cable/internet connection, set up hydro, and purchase house insurance (we also have a connection) Closer to the completion day we will organize with lawyers and other agents to get you access and keys to your brand new home.

05 - YOU FOUND THE ONE!!

You’ve found the one !! This is the biggest and most exciting step (besides the house warming party obviously) It’s time to write up an offer. We now draft up a contract, do the research on all the comparables, dig up the tax report, and then sit down with you to come up with the most attractive offer possible. This is where our Special Agent negotiating tactics get you the BEST price possible. Time to play some hardball. Our favourite part.

010 - HOUSE WARMING PARTY

One thing we are famous for is actually showing up to house warming parties. haha !! It’s honestly one of the reasons we got into real estate. By the time we’ve gone through this entire process and successfully purchased a home together, we have become pretty good friends and it would just be weird if we didn’t show up at your house warming party baring gifts.

1 Why should I use a real estate agent?
A real estate agent is more than just a sales person. A real estate agent may act on your behalf, providing you with advice and guidance when buying or selling a home. 3What are closing costs?
Closing costs are expenses incurred by buyers and sellers in transferring ownership of a property.
4 What's the Difference between a "Listing Agent" and "Selling Agent"?
Listing Agents usually deal with sellers, and are the ones who will list a property for sale on the Multiple Listing Service. Selling Agents (also Buyers Agents) mostly deal with the homebuyers, usually only listing just a few homes for sale. They will sell the homes (which have been placed in the MLS) via the listing agents. The majority of agents will focus on one or the other. Some agents will also divide their time between sellers and buyers and are usually regarded as the best ones since they are dealing with both sides of the coin. If you phone an agent from a magazine or newspaper ad, you are usually contacting the listing agent. These agents will place ads to show the seller that they are making an effort to sell their home. Their advertising efforts can draw others who may decide to sell their homes.
5What does FSBO mean?
FSBO stands for For Sale By Owner. A for sale by owner property usually indicates that the property is being sold without a real estate agent.
6What is title insurance?
Title insurance is insurance that protects the lender and buyer against any losses incurred from disputes over the title of a property.
