01 -FIND A TRUSTWORTHY BUYER’S AGENT

Congratulations! You are finished with the first step in buying a home—you have made it to my website. Now all you need to do to get things started is to fill out my form.

06 - OFFER ACCEPTANCE

Within 7 to 10 days, we will need to remove the subjects. I will work with your mortgage broker to get full approval, help you get your inspection scheduled, and go through all the necessary documentation.

02 - MORTGAGE PRE-APPROVAL

This is a necessary step that you have to do before you can start looking. It would be very disappointing to find the home of your dreams only to learn that it is not within your budget.

07 - REMOVAL OF SUBJECTS

Congratulations! You are ready to continue the purchase process because you have done your due diligence. After you have signed a subject removal addendum and sent your deposit check, you are ready to seal the deal.

03 - CREATE YOUR WISH LIST

When you make a list of the things you want, there are many things to consider, and you may change your mind as you visit new properties. I will work to find houses that meet a majority of the things on your list.

08 -CHOOSING A LAWYER

To make sure everything is legitimate, you’ll need a real estate lawyer, which will run about $800-$1000. I will coordinate with the lawyers, so no need to worry—all you do is show up to sign the papers.

04 -THE HUNT BEGINS

I use your wish list to find the best houses for you. Many times, a buyer’s agent has early access to listings—a benefit to working with an agent. If I send one you like, let me know and I will schedule a showing.

09 - GETTING READY TO MOVE

You will need to schedule movers, schedule cable and internet connections, utilities, home insurance, etc. I have recommendations to help you. I will help you access your new home as we get closer to your closing date.

05 - WHEN YOU FIND YOUR DREAM HOME

I will take care of the details—drafting a contract, researching the home’s value, evaluating tax reports—so that your offer is the most appealing to the seller. From there, I will work to negotiate the best deal for you.

010 - TIME TO PARTY

I love to party and expect to receive an invitation to your house warming party! Naturally, we get to know each other during the process of finding and buying your home, so I like to celebrate your new home with you.

1DO I REALLY NEED A REAL ESTATE AGENT?
More than just salesmen, real estate agents represent you by offering advice and support in your efforts to buy or sell a home. The information in listings is often inaccurate because the market is constantly changing, and an agent can provide you with up-to-date details. A buyer’s agent helps buyers understand offer terms and pricing, and they guide them in their negotiations.
2CAN THE VALUE OF A HOME DEPRECIATE?
As a rule, property does not depreciate; however, it can happen. It is just not very common, which is why real estate is usually a good investment. A home’s value can be affected by its location, so be sure to thoroughly research the location of the home you wish to purchase. In newer neighborhoods, you will need to consider the areas surrounding the home.
3WILL I INCUR CLOSING COSTS?
When buyers and sellers transfer the ownership of property, they will incur closing costs. Occasionally a buyer or seller may negotiate to pay the other’s closing costs, but they must be paid by someone. Closing costs are necessary to complete the sale of a home, and they can include loan origination fees, appraisal fees, title fees, taxes, mortgage fees, etc.
4IS IT BETTER TO RENT OR BUY?
Home ownership is a great investment, but is it right for you? To make this decision, you need to consider your circumstances. How long do you plan to live in the home? Home ownership is often a long-term investment, so you probably want to rent if you only plan to live there for a few years. Home ownership also requires responsibilities that renting does not, such as maintenance and repairs.
5WHO IS RESPONSIBLE FOR THE REALTOR FEES?
Many buyers question the need to hire a buyer’s agent because they are worried about the realtor fees. In a few cases, buyers will be responsible for their realtor fees, but oftentimes the seller pays the fees of both realtors. This is because the commission is often split between the two agents, and is therefore covered by the seller’s agent fees.
6HOW DOES TITLE INSURANCE WORK?
Title insurance will be required to mortgage a home and a good idea if you are paying cash. When you purchase title insurance, you ensure that the home you are buying has a clean title, meaning there are no known issues with the title of the home. If something were to come up later, the insurance will protect your rights to ownership of the home.
