About Victoria Estate
My decision to pursue a career in real estate was a natural progression that grew from personal interest: how to make smart decisions about property sales and purchases in Vancouver Island’s complex and fast-paced market.
Born in Ontario and raised in Vancouver, I moved to Victoria in 1999. Like so many others, I was drawn by the lifestyle—small friendly communities, year-round sports and outdoor activities, spectacular parks and scenery—an ideal place to raise my family. I had studied aircraft structures and turned my education into 15 years as a Red Seal machinist and in the complementary fields of welding and hydraulics. Moving to Victoria sparked a new fascination: understanding Vancouver Island’s unique and challenging real estate market.
Victoria’s average home prices are among the very highest in Canada, and yet, there are fantastic opportunities in Greater Victoria’s 13 municipalities and throughout Vancouver Island. Communities are developing and growing as more people discover the lifestyle and the value of investing in this economy.
After almost two decades of living here and diligently following the market to guide real estate decisions for myself and my friends and family, I made it official and became a fulltime REALTOR® in 2010.
Since then, it has been my honour and pleasure to share my knowledge and experience of the intricacies of Vancouver Island’s real estate market to help my clients make educated decisions that increase the value of their property portfolios.

01 -FIND A TRUSTWORTHY BUYER’S AGENT
Congratulations! You are finished with the first step in buying a home—you have made it to my website. Now all you need to do to get things started is to fill out my form.
06 - OFFER ACCEPTANCE
Within 7 to 10 days, we will need to remove the subjects. I will work with your mortgage broker to get full approval, help you get your inspection scheduled, and go through all the necessary documentation.
02 - MORTGAGE PRE-APPROVAL
This is a necessary step that you have to do before you can start looking. It would be very disappointing to find the home of your dreams only to learn that it is not within your budget.
07 - REMOVAL OF SUBJECTS
Congratulations! You are ready to continue the purchase process because you have done your due diligence. After you have signed a subject removal addendum and sent your deposit check, you are ready to seal the deal.
03 - CREATE YOUR WISH LIST
When you make a list of the things you want, there are many things to consider, and you may change your mind as you visit new properties. I will work to find houses that meet a majority of the things on your list.
08 -CHOOSING A LAWYER
To make sure everything is legitimate, you’ll need a real estate lawyer, which will run about $800-$1000. I will coordinate with the lawyers, so no need to worry—all you do is show up to sign the papers.
04 -THE HUNT BEGINS
I use your wish list to find the best houses for you. Many times, a buyer’s agent has early access to listings—a benefit to working with an agent. If I send one you like, let me know and I will schedule a showing.
09 - GETTING READY TO MOVE
You will need to schedule movers, schedule cable and internet connections, utilities, home insurance, etc. I have recommendations to help you. I will help you access your new home as we get closer to your closing date.
05 - WHEN YOU FIND YOUR DREAM HOME
I will take care of the details—drafting a contract, researching the home’s value, evaluating tax reports—so that your offer is the most appealing to the seller. From there, I will work to negotiate the best deal for you.
010 - TIME TO PARTY
I love to party and expect to receive an invitation to your housewarming party! Naturally, we get to know each other during the process of finding and buying your home, so I like to celebrate your new home with you.
01 -OUR FIRST MEETING
Our first step takes about 30 minutes—we will meet and tour the property so that we can set expectations. This is a good opportunity for us to become acquainted with you and your home.
04 - THE SIGN
Soon after you decide to sell with me, I will order and install a “For Sale” sign on your property, which always has a fresh and attractive look. I also offer a smaller version for apartments and condominiums.
02 - GETTING YOUR HOUSE READY
I will help you figure out what projects need to be done to your house to get it ready—renovations, painting, staging, etc. I have connections to services that can help you with these projects, so don’t worry.
05 - MLS LISTINGS
I will list on many different media outlets as soon as the web listing is ready to go. It typically takes 1-2 days for your listing to appear on most real estate sites, but it will show up instantly on Paragon for realtors.
03 - MY MARKETING TEAM
When your home is ready to show, about a week before it goes live, my marketing team will take pictures and videos and measure your home for 3D floorplans to begin designing a strategic marketing plan for your home.
06 -ON THE MARKET
As soon as we’ve gone live, I will send you an email that includes the links to the listings. At this time, you can review the information and let me know if you have any suggestions or corrections to the listings.
